Project Economics
The Tel Aviv market is one of the most complex and highly competitive markets. It is one of the fastest growing and officially the most expensive city in the world. Therefore, prices for long-term rental on it are very high.
There are 12 apartments in this building, and if you rent them out for a classic long-term lease, you can earn ₪1.872.000 per year. Using WelcanzaAI we predicted that we would be able to earn at least ₪2.966.000 per year, 1.58 times more.
We always make very conservative forecasts, preferring reality to be better than expected. Indeed, already after 3 months from the launch of the project, our income began to outperform the forecast by 11%, which is 1.76 times higher than with a classic lease.
But we've been operating in Tel Aviv since 2019, and our AI based algorithms are just as successful there as they are in the more classic European markets.
The ROI in the project has thus risen to a stunning 60.9%. Such a huge value is due to the combination of the favorable cost of the long-term lease of this building and the good initial condition of the apartments in it, as a result of which there was no need for large investments at the start of the project. In addition, we should not forget that investments were made in a long-term lease, without buying the building.
But let's not hide also the fact that the profitability of this building before we started working with it was many, many times lower.
